Premier Property Solutions Ltd was formed by Caitriona Ellis and Emma Cooper, to leverage their experience and resources; as they work towards building a sizeable property portfolio in the North East of England within the next five years. As an Isle of Man company, Premier Property Solutions have been subject to a stringent registration process with the Financial Services Authority, Isle of Man to establish their suitability to operate as a designated business in the Isle of Man jurisdiction. To this end, they have created robust policies and procedures to ensure the highest standards of compliance and anti-money laundering.

Our North East partner, based locally in Sunderland, specialises in providing a full turnkey service for clients including sourcing, acquiring, tenanting, and managing residential properties; delivering a hands-off experience. They target off-the-market properties situated in a defined area in and around Sunderland, South Shields and Durham.

The North East of England provides a favourable combination of relatively low and stable acquisition costs coupled with a strong rental demand creates opportunities for income-generating residential property investments. Below Market Value (BMV) properties with motivated vendors are identified that enable healthy discounts to be negotiated in exchange for a quick purchase to deliver 12%+ gross yield and generate a solid monthly income.

The properties that suit Premier Property Solutions strategy are generally off-market 2-3 bed houses priced in the range of £50,000 to £70,000. Selected properties generally only need very light refurbishment and this enables the properties to be quickly tenanted and generate income very shortly after purchase. Our preferred tenant demographics are state-assisted families as their rent is paid in full by the local authority; which mitigates the risk of default. They are typically families or single parents in part-time employment who qualify for assistance with their rent or have a disability.

Given the current environment of low-interest rates on cash deposits, it is an ideal solution for investors who want a better return for their money.

The Team

Caitriona Ellis is a highly competent individual with an honours Commerce degree. She is also a fully qualified Financial Advisor. In addition she is a qualified Estate Agent and a Fellow of the National Estate Agents Association. Her career in the banking sector allows her great comfort with crunching numbers. She has been in the property market for the last 15 years as a landlord managing her own buy-to-lets with a portfolio of over £1m. She has lived in the North East for 2 years and is a frequent visitor to the area with family living there.

As a home educator; Emma has a passion for education and life-long learning. She has deeply invested in her property investment and business education through specialist mentors and continues to build her knowledge by attending both property and business networking and training events. Emma has been successfully running her e-commerce business for almost a year. As a trained transformational life coach; Emma brings her coaching experience into the property world to guide new property investors through every step of the buying process. She is passionate about helping others achieve their goals in property investment.
